Local approach

Our country offices use local management, thereby ensuring the closest possible ties within the region. At the same time, there is active inter-office communication. We currently operate in the Netherlands, Germany, France, Belgium, Czech Republic, Slovakia, Spain, Denmark, Sweden and Hungary.


Local strength
We collaborate with many different parties on a local level, including local governments, urban planners, architects, developers and contractors. This solid local basis offers numerous advantages: short decision-making timelines, a sense of the market, the ability to capitalise on local opportunities, knowledge of national legislation, and insight into spatial plans. Projects therefore seamlessly fit or enhance the local situation.


Knowledge exchange
All offices have active inter-communication, as major real estate trends are not based on local patterns but pan-European ones. The role of our Hague-based office is to serve as a think tank. All our offices and projects benefit from this knowledge exchange.


In practice
The knowledge exchange between our offices manifests itself in various ways. The Domus home furnishings theme centre was recently opened in Rosny-sous-bois, a city on the outskirts of Paris.  Domus’ concept is based on the successful Alexandrium shopping centre in Rotterdam. Plans include the development of similar shopping centres in Germany.

 

Another example is the development of apartments of around 50 m2 for first-time buyers in Paris, marketed by Bouwfonds Marignan. This type of project was first developed in Hoofddorp, the Netherlands, and, despite initial scepticism, was highly successful.
